1. Guest numbers and the lead guest

Our properties accommodate up to four guests, plus a maximum of one infant. An infant is a child under 2 years old and does not count towards the four-person limit. Children aged 2 or over count towards the four-person limit. The lead guest must be at least 21 years old.

Please include every member of your party in your booking details, including children and any infant. Tell us the ages relevant to the occupancy allowance. A child aged 2 or over must not be recorded as an infant to exceed the four-person limit.

2. Suitability for infants and toddlers

Our properties are not equipped or suitable for infants or toddlers. No cot, highchair, stair gates or baby equipment is provided, and the properties are not child-proofed.

At all three properties there are stairs without child safety gates, radiators throughout, furniture without corner bump protectors and kitchen cupboards without child safety latches.

Scarpa also has a log burner and an outdoor patio with a fitted gate. The gate is not a substitute for appropriate supervision. None of the properties has a balcony.

These are the particular features identified for this notice, not an exhaustive safety assessment. Ask us for further information about your chosen property before booking.

The allowance for one infant is an occupancy rule, not a statement that the accommodation is suitable for infants or toddlers.

3. Discussing your booking

If your party includes an infant or toddler, we will send you a message explaining the lack of equipment and child-proofing and asking you to acknowledge these arrangements.

Please read the message carefully and tell us if the accommodation does not meet your needs. We ask you to respond within 24 hours of the message being sent so that we can discuss the available options promptly. This requested response period does not remove your statutory rights. It is separate from the direct-booking no-penalty cancellation window described below.

For a direct booking, you may cancel without penalty within 24 hours of booking confirmation and receive a full refund of all prepaid booking payments, even for a last-minute or same-day booking. Send your cancellation request in writing within that window. Receiving an infant/toddler message does not restart the confirmation-based cancellation window.

4. Safety and supervision during your stay

Parents and accompanying adults are responsible for appropriately supervising children throughout the stay, particularly around stairs, outdoor access, hot surfaces and any other hazards identified at the property.

Keep children away from a hot radiator or lit log burner, and follow the property’s safety instructions. Please tell us promptly about a fault or hazard so that we can address it. In an emergency, call 999.

Your responsibility to supervise your child does not remove our responsibilities as an accommodation provider or excuse us from maintaining the property appropriately.

5. Acknowledgement and legal rights

By acknowledging our infant/toddler message, you confirm that you understand the accommodation is not child-proofed or equipped for infants or toddlers, that no baby equipment is provided, and that close supervision is needed.

This acknowledgement is not a waiver of your statutory rights. Nothing in this policy or the acknowledgement excludes or limits liability for death or personal injury caused by our negligence, or any other liability that cannot lawfully be excluded or limited.

Does my infant count towards the four-guest limit?

No. No cot, highchair, stair gates or baby equipment is provided, and the properties are not child-proofed.

Does allowing an infant mean the property is suitable?

Which property has a log burner?

Scarpa. All three properties have stairs and radiators.

Does the acknowledgement waive my legal rights?

No. It confirms that you understand the limitations and need for supervision; it does not remove your statutory rights or our responsibilities.
