Occupancy & Visitors

Guest limits, daytime visitors and considerate use of the property.

Policy updated: 6 October 2026

1. Maximum overnight occupancy

Scarpa, Arcade Royale and La Petite Mews each accommodate up to four guests, plus a maximum of one infant under two years old. Children aged two or over count towards the four-person limit. The infant allowance is an occupancy rule, not a statement that the property is suitable or equipped for infants.

All overnight guests must be included in the booking, including children and any infant. No additional overnight visitors are permitted.

Our properties are not equipped or suitable for infants or toddlers. If your party includes an infant, you must acknowledge the suitability and safety information we provide, and parents or carers must supervise their child throughout the stay. Read our Children & Infants policy before booking. An acknowledgement does not remove your statutory rights or exclude liability that cannot lawfully be excluded.

2. Lead guest and booking details

The lead guest must be at least 21 years old. Please provide accurate party details and ensure that everyone in your party understands the rules that apply to the stay.

Contact us before arrival if your party changes so that we can check the revised details against the occupancy limit and booking arrangements. A change must not result in extra overnight guests beyond the permitted limit.

3. Daytime visitors

Use reasonable discretion when inviting daytime visitors. Keep numbers modest and appropriate to the size of the property, and consider noise, parking, shared access and the effect on neighbours.

No fixed daytime visitor allowance is specified in this policy. If you are unsure whether a proposed visit is appropriate, please discuss it with us beforehand.

Daytime visitors must not stay overnight. Please ensure they follow the relevant property rules, including the indoor smoking and vaping ban.

4. No parties and respect for neighbours

Parties and events are not permitted. Please avoid gatherings or behaviour that disturb neighbours or other people using nearby or shared areas.

Quiet hours are 11pm to 7am. Keep noise at a considerate level at all times, including when arriving, leaving or spending time outdoors. Be respectful and courteous towards neighbouring residences and businesses. Follow the parking and access instructions for your chosen property and do not obstruct entrances or shared routes.

5. Looking after the property

Please ensure guests and visitors treat the property and its contents with care and follow the safety instructions. Report damage, faults or concerns promptly.

Any proposed charge for damage or additional cleaning will be assessed under our booking terms and Damage & Security Deposits policy, based on reasonable, evidenced loss for which you or your party are responsible. We provide evidence and give you 48 hours to respond before taking payment, considering your response. Contact us promptly if you reasonably need more time. There is no automatic fixed penalty under this policy.
