House Rules

1. Arrival and departure

Check-in is from 16:00 to 23:00. Check-out is by 10:00. Follow the arrival, access and departure instructions supplied for your chosen property.

If your plans change or you expect to arrive outside the check-in window, contact us to discuss the arrangements. Do not assume early arrival or late departure is available.

2. Guests and visitors

The lead guest must be at least 21. Each property accommodates up to four guests, plus one infant under two years old. Include everyone in your booking details and contact us about party changes before arrival.

Children aged two or over count towards the four-guest limit.

No overnight visitors, parties or events. Use reasonable discretion with daytime visitor numbers, taking account of the property size, parking, shared access and neighbours. See our Occupancy & Visitors policy.

3. Children and infants

Our properties are not child-proofed or equipped for infants or toddlers. No cot, highchair, stair gates or baby equipment is provided. Parents and accompanying adults must supervise children appropriately throughout the stay.

One infant under two may be included in addition to the four-person limit, but this is not a statement that the property is suitable for infants or toddlers. Parents or carers must acknowledge the suitability and safety information we provide. All three properties have stairs without safety gates and radiators, and lack furniture corner protectors and kitchen cupboard child-safety latches. Scarpa also has a log burner and an outdoor patio with a gate; the gate does not replace supervision. An acknowledgement does not remove statutory rights or exclude liability that cannot lawfully be excluded. See Children & Infants.

4. Pet dogs and assistance dogs

Scarpa and Arcade Royale accept up to two well-behaved pet dogs, at £15 per dog per stay. Pet dogs must be at least one year old; no puppies are accepted. Dogs are the only pets we accommodate. Pet dogs must never be left unattended and must stay off furniture and beds. Clean up after your dog and prevent disturbance.

La Petite Mews does not accept pet dogs. Assistance dogs are considered separately from pet rules, without pet fees, with reasonable adjustments discussed as needed. See Pets & Assistance Dogs.

5. Smoking, vaping and vehicle charging

Smoking and vaping are strictly prohibited indoors. Smoking and vaping are permitted in the outdoor seating areas at all three properties, where ashtrays are supplied. Keep smoke and vapour away from doors, windows and neighbours, and fully extinguish cigarette ends. See Smoking & Vaping.

No EV charging is provided. Charging from household sockets, including through extension leads or portable charging cables, is expressly prohibited. Plan charging away from the property. See EV Charging.

6. Neighbours, parking and shared areas

Quiet hours are 11pm to 7am. Keep noise considerate at all times, including when arriving, leaving or using outdoor areas. Be respectful and courteous towards neighbouring residences and businesses and follow the parking and access instructions supplied for the property.

Do not obstruct entrances or shared routes. Keep shared areas tidy and follow the property-specific waste and recycling instructions.

Bicycle storage

Please do not store bicycles inside the accommodation at any of our properties.

• Scarpa and Arcade Royale: secure storage nearby can be pre-arranged. Contact us at the time of booking to arrange it.
• La Petite Mews: a secure lock-up shed is available at the rear of the property. Follow the access and locking instructions provided.

7. Safety and care of the property

Treat the accommodation and its contents with care. Follow appliance, heating and fire-safety instructions. Do not interfere with smoke alarms, detectors or security equipment.

Secure doors and windows when leaving. Tell us promptly about damage, breakages, faults or concerns, including anything you notice on arrival. Do not attempt repairs or arrange replacements without checking with us. In an emergency, call 999.

Leave the property in a reasonable condition and follow the departure instructions. Any proposed charge for damage or cleaning beyond the usual changeover will be assessed under our Damage & Security Deposits policy and booking terms, based on reasonable, evidenced loss. We provide evidence and give you 48 hours to respond before taking payment, considering your response. Contact us promptly if you reasonably need more time. There is no automatic fixed penalty under this policy.

Frequently asked questions

What time can I check in and when must I leave?

Check-in is 4pm to 11pm. Check-out is by 10am. Contact us about changes; early arrival or late departure must not be assumed.

Can I bring my dog?

Scarpa and Arcade Royale accept up to two well-behaved pet dogs aged at least one year, at £15 per dog per stay. No pet dogs at La Petite Mews. Assistance dogs are considered separately without pet fees.

Can my dog be left alone or go on furniture?

No. Pet dogs must never be left unattended and must stay off furniture and beds.

Can I bring an infant in addition to four guests?

One infant under two may be additional to the four-guest limit, but the properties are not equipped or suitable for infants or toddlers. Review and acknowledge the safety information before your stay.

Where can I keep my bicycle?

For Scarpa and Arcade Royale, arrange secure nearby storage with us at booking. La Petite Mews has a secure lock-up shed at the rear. Bicycles must not be stored inside the accommodation.

Can I smoke outside or charge my electric vehicle?

Smoking and vaping are permitted in the outdoor seating areas, with ashtrays supplied. Both are prohibited indoors. No EV charging is provided, and household sockets must not be used to charge vehicles.
